This is a 21 story, 81,000sf high-end condo building overlooking Union Square. The development uses air rights from two adjacent buildings, one of which is an designated landmark, and the entire design process involved approvals by the Landmarks Commission as well as City Planning.
The design of the building fits harmoniously with Union square, uses an interpretation of the vernacular with a limestone base, a brick middle and a zinc top that includes windows framed by decorative metal surrounds. Construction is anticipated to begin in 2024.

This is one of the first protects that cove.tool was used at MA to determine and optimize the Energy Use Intensity of the building and subsequently submit the results to the AIA 2030 Design Data Exchange in 2022.
